

Lucknow Land Circle Rate Hike: Buying land and flats for the residents of the capital is now going to be more expensive than ever. The administration has proposed an increase of 25 to 50 percent in the circle rate of agricultural, residential and commercial lands from August 1, 2025. Rates can reach up to Rs 77 thousand per square meter in major areas like Gomtinagar, Mahanagar and Indiranagar.
This amendment is being done after ten years. The circle rate was last revised in the year 2015. Now the administration has sought objections and suggestions from the public till July 17. After this, the objections will be disposed of from July 18 to 27 and the new rates will come into effect from August 1.
Where will there be how much increase?
-Gomtinagar: Circle rate up to Rs 77,000 / sqm in some parts
-Sultanpur Road (Ansal API): Rates will reach Rs 50,000 / sqm
On which lands will the rate increase the most?
-Commercial and non-agricultural lands: up to 50% increase
-Multi-storey apartments: 20% more expenses
-Apartments with shops/offices: 40% increase proposed
-Residential land with commercial use: 20% higher valuation than the current rate
-Lands registered as commercial in the deed: 50% higher valuation
Administration’s view
Additional District Magistrate (Finance and Revenue) Rakesh Kumar Singh said that copies of the revised rates can be seen in the Assistant Inspector General Registration Offices and Sub Registrar Offices. For this, cooperation and suggestions have been sought from all the district residents.
Chief Minister Yogi Adityanath had also recently given instructions to renew the circle rate in other districts including Lucknow, after which this process was started.
Why was this change necessary?
The administration says that this decision has been taken in view of revenue increase, valuation in accordance with the actual value of the land and the demand of the farmers. There is also a possibility of increase in government revenue due to change in circle rate.
